Painting

PAINTING (material & labor) Including but not limited to:

Services Included:

  • Preparation and painting of all exterior and interior surfaces.
  • Painting of all interior exposed miscellaneous metals including stairs, handrails, and tube steel supports.
  • Moisture content testing on all surfaces prior to painting.
  • Wall repair and additional skim and prime as required within Painting/Wall-covering scope.
  • Drywall taping, texturing, gypsum sheathing, and accessories.
  • Installation of draft, fire taping, and smoke stops as required.
  • Caulking around penetrations in sound-rated walls.
  • Removal of wall covering and prepping for wall finish.
  • Refinishing and taping walls in remodel areas as necessary.
  • Installation of Wall & Corner Guards.

Partition Types:

  • Insulated Drywall Partition Slab
  • Drywall Furring Partition Slab

Paint Application Note:

Each coat of paint will be slightly darker than the preceding coat to ensure even coverage and quality control.

Equipment Utilized:

The most basic and useful drywall equipment, including trowels, will be used to ensure a professional finish.

Construction Painting & Coatings

Construction Painting & Coatings Scope of Work

1. Furnish and apply paint and wall finish in coordination with all Contract Documents.

2. Paint all exposed fire sprinkler piping in an approved “RED” per the documents.

3. Provide temporary lighting during taping operations in areas such as bathrooms, closets, etc.

4. Include all minor prep work on paintable surfaces.

5. Prep work to include filling in all nail holes and caulking.

6. Provide protection to all hardware, light fixtures, and similar items prior to painting.

7. Provide protection to finished surfaces like countertops, cabinets, and flooring with clean drop cloths and suitable masking.

8. Include ALL finish caulking as required to achieve wall finish levels. This includes but is not limited to door frames, windows, bathroom fixtures, work surfaces, desks, and all other millworks.

9. Clean all substrates of dirt, oil, and/or grease as to not impair the bonding of any paint.

10. Perform moisture content testing on all surfaces prior to painting.

11. Repair walls and perform additional skim and prime as required within the Painting/Wall-covering scope.

12. Perform drywall taping, texturing, gypsum sheathing, and accessories installation.

13. Install draft, fire taping, and smoke stops as required.

14. Caulk around penetrations in sound-rated walls.

15. Remove wall covering and prep for wall finish.

16. Refinish and tape walls in remodel areas as necessary.

17. Install Wall & Corner Guards as needed.

Interior Painting:

1. Apply one (1) coat of primer & two (2) coats of finish per specifications on all surfaces.

2. Finish typical walls in Eggshell, typical ceilings in Flat, and all bathroom walls & ceilings in Semi-Gloss.

3. Use Semi-Gloss finish for all bathroom walls and ceilings.

4. Finish all wood doors & finish carpentry/trim work in Semi-Gloss.

5. Apply Semi-Gloss finish to all exposed metals.

6. Confirm all colors prior to commencement of work.

7. All units to be one (1) color for walls and one (1) color for ceilings.

8. All common hallways to be two (2) colors for walls (Base Color & Accent) and two (2) colors for Ceilings (Base Color & Accent).

9. Paint areas noted for Wall Coverings (WC-1 thru WC-4) as an Accent Wall.

Exterior Painting:

1. Paint all doors & frames.

2. Paint all exposed metal surfaces, including site railings.

3. Paint all site pipe bollards.

4. Paint PVC at Exterior Entry Alcoves.

Drywall

Drywall Scope of Work:

1. Patching and Repair:

   – Patch and repair any damaged drywall surfaces as necessary, including but not limited to cracks, holes, and dents.

2. Taping and Mudding:

   – Apply drywall tape and joint compound (mud) to seams and joints to create a smooth surface for painting.

3. Sanding:

   – Sand all patched areas and joints to ensure a seamless transition between surfaces.

4. Texture Application:

   – Apply texture to match existing textures as specified in the contract documents, if applicable.

5. Priming:

   – Apply primer to all newly patched and repaired areas to ensure proper adhesion of paint and consistent finish.

6. Drywall Installation (if applicable):

   – Install new drywall as specified in the contract documents, including cutting, fitting, and securing drywall sheets to framing.

7. Skim Coating (if applicable):

   – Apply a thin layer of joint compound (skim coat) to achieve a smooth and uniform surface finish.

8. Drywall Finishing:

   – Finish all drywall surfaces to a level suitable for painting, including feathering edges and sanding for a seamless appearance.

9. Drywall Protection:

   – Protect all completed drywall surfaces from damage during painting and construction activities, using appropriate coverings and barriers.

10. Coordination:

    – Coordinate drywall installation and finishing with other trades to ensure timely completion and proper integration with painting activities.
